Methodology
This page is being prepared. In the meantime, the FAQs explain where our information comes from and how we handle it.
INTELLIGENCE
How GREI builds the record.
Every fact on GREI is tied to where it came from, labelled for how sure we are, dated twice and kept up to date. This page explains how.
From source to record
- AcquireWe collect only what we have a right to use, and record that basis. Never paywalled or licensed content, never behind a password.
- ExtractWe take the facts, not the writing: who, what, where, when and how much.
- ResolveEach firm, fund, vehicle and property gets one identity. Differently named vehicles link to their manager without being merged into it. Every merge can be undone.
- CheckNumbers, money, links and corrections need two separate checks before they go live. A model never makes both.
- ConnectRecords are linked with the evidence and the dates behind each link.
- DeliverThe same record reaches the site, the Brief, reports and the MCP connector. There is no separate version of the truth.
Northgate Partners acquired 200 Harbour Street, Toronto, for C$612m.

Labels on every record
Each record carries one plain label, so you know what kind of fact you are reading.
| Reported | Published by a credible source. Not yet independently matched. |
| Verified | Matched to the original document or filing, and checked. |
| First-party | Confirmed by the firm itself, by an authorized person. |
| Provisional | Recent and still settling. Expect it to firm up. |
| Derived | Calculated by GREI from other records, with the method shown. |
| Inferred | Our reading of the evidence, not a stated fact. Never counted as one. |
| Conflicting | Sources disagree. We show both and say so. |
Unknown is an answer. Where we do not know, we say so. Unknown is never shown as zero, and a missing record is never presented as proof that something did not happen.
Two dates
Every record has two dates: when it happened in the world, and when GREI learned of it. A deal completed in March but reported in June does not appear in a view of what was known in April.
History is kept, not overwritten. A revised fund target or a corrected price keeps its earlier value in the record’s history.
Corrections
When something is wrong, it is corrected once and the correction reaches every page, report and Brief that used it. The superseded value is never shown once its replacement is live.
Anyone can report a mistake. Reports are treated as evidence to check, not as automatic changes. Report an issue.
Sources and rights
We work from public sources: company and fund disclosures, regulatory filings, public pension materials, press releases, news and published research. Every fact names its publisher, title, date and link.
We take facts, not expression. For third-party research we credit the firm and send you to its own page. Where we show a chart from a report, it is a reduced-resolution copy with the publisher’s name, the report title and a link, removed within 24 hours of any request. Publishers can add, correct or remove a source on the publishers page.
Market data
- Share prices are end-of-day closes from Marketstack. Nothing in the Terminal is a live tape.
- Operating figures come from companies’ own SEC filings via EDGAR, and SEDAR+ in Canada, each tied to its filing.
- Macro series (Treasury yields, SOFR, mortgage rates) come from FRED, published by the Federal Reserve Bank of St. Louis.
Your data
You tell us the sectors, markets and firms you follow, and we use that to arrange GREI around you. We never ask for confidential portfolios, client lists or deal documents, and nothing you give us is used to enrich anyone else’s view. We never sell your data. See the privacy policy.
What we will not do
- Give investment advice, valuations or recommendations.
- Publish sentiment scores or a house view.
- Let payment change what we cover or how we rank it.
- Claim coverage we have not measured.
