Global Real Estate Intelligence (“GREI”) is a research index and data service for commercial real estate. It catalogs and links to research published by third-party firms, summarizes publicly available earnings commentary, and compiles public-record company and market data. It is provided for information only.
GREI is operated by Carbon Investment Partners Inc. (“we”, “us”), and these terms are an agreement between you and us.
Without an account: browsing and searching the index is open to everyone. You can read a limited number of individual articles (currently three) before we ask you to create a free account.
With a free account: you get the news, deals and market research libraries (news, deals, market reports and thought leadership), unlimited, for as long as you hold the account, plus the free edition of the GRE Intelligence Brief. Reading is not metered and not time-limited. This is not a trial.
Professional, Advanced Intelligence, and Team: paid subscriptions that add the premium data products, including the funds intelligence, custom data reports, the Media and Earnings verticals, unified search across every library, and the personalized edition of the GRE Intelligence Brief. The personalized edition is a paid feature; the free edition is the same for every reader.
You are responsible for the accuracy of the details you give us, for keeping your password secure, and for activity under your account. Accounts are personal to one individual and may not be shared; Team plans provide a named seat for each user.
You must not impersonate anyone, create multiple accounts to defeat the free-article limit, or access the service by automated means except through an interface we have authorised in writing. We may suspend or close an account that breaches these terms or misuses the service, and a user whose account has been closed for breach may not re-register.
The Intelligence Library and the free edition of the GRE Intelligence Brief require no payment. Professional, Advanced Intelligence, and Team are paid subscriptions and are billed through our payment processor, Stripe; by subscribing you authorise the recurring charge for your chosen plan (monthly or annual) until you cancel.
Subscriptions renew automatically at the end of each billing period. You can cancel anytime from your account or by contacting us; cancellation stops future renewals, and your access continues until the end of the period already paid for. If GREI is not right for you, email us at hello@greintel.com and we will refund your most recent payment. If you are a consumer in the UK or EU, that is in addition to your statutory right to withdraw within fourteen days. Any promotional prices apply as described at the time you subscribe; we may change plan pricing on a prospective basis with notice.
Nothing on this site is investment, financial, legal, or tax advice, or a recommendation to buy or sell any security or asset. Summaries and tags are an interpretation for convenience and may be incomplete or inaccurate. Always rely on the original source and your own professional advisers before making decisions.
Parts of this service are produced with the assistance of automated systems, including AI models: summaries, tags, classifications, extracted figures, and answers to queries. Datapoints pass a documented verification process before publication, but automated extraction can still be wrong or incomplete.
Machine-assisted material is provided for information only, we give no warranty as to its accuracy or completeness, and you should check it against the original source before relying on it. Where a source is cited, the source governs.
Research items are produced by the originating firms, and all rights, including copyright and trademarks, remain with them. We do not claim ownership of their work. For the great majority of research we index and link: we hold a citation, a short summary, and a link to the publisher’s own page, and we do not reproduce the report.
Where we display a chart or figure drawn from a published report, we show a reduced-resolution extract, keep the publisher’s own branding on it, attribute it, link back to the source report, and remove it on the publisher’s request. Firm names and report titles are used to identify and attribute the source.

Where GREI compiles company financials, filings, metrics, and market statistics from public and regulatory sources (such as the SEC’s EDGAR system, Canada’s SEDAR+, and government agencies), including the data shown in the Terminal, that information is public-record data. Facts and public filings are not owned by GREI or by any publisher. We collect, standardise, and host such data in standardised form with its source cited. This is distinct from the third-party research described above, which we index, summarise and link to rather than republish in full.
The GREI platform, its design, its compiled databases, its structured datasets, and its machine-generated outputs are owned by us or licensed to us. Individual facts and public filings are not owned by anyone, and we do not claim them. What we claim is the compilation: the selection, verification, structuring and tagging that turns scattered public material into a database.
Your account grants you a personal, non-exclusive, revocable licence to use the service for your own professional purposes and those of your employer. It does not permit you to redistribute, resell, sublicense, publish, or systematically extract our compiled data or outputs, or to use them to build or train a competing product or dataset, without our written permission. Enterprise licences carrying broader rights are available by agreement.
We work to keep links live and information correct, including an automated weekly link check, but we make no warranty that content is accurate, complete, current, or available. The service is provided “as is” without warranties of any kind.
To the fullest extent permitted by law, the service and all content are provided as is and as available, and we are not liable for indirect, incidental, consequential, special, or punitive loss, or for loss of profit, revenue, data, goodwill, or anticipated savings, arising from your use of or reliance on this service or any third-party site it links to.
Our total aggregate liability for all claims arising in any twelve-month period is limited to the amount you paid us for the service in that period, or one hundred Canadian dollars if you paid us nothing. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud or for death or personal injury caused by negligence.
Do not use the site to break the law, infringe others’ rights, or scrape or overload the service.
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there, without regard to conflict-of-law rules. The courts of Ontario have exclusive jurisdiction over any dispute arising from these terms or your use of the service, and you consent to that venue.
We may update these terms as the service develops. We will post the revised version here with a new date, and where a change materially affects a paid plan we will give notice by email in advance. Continuing to use the service after a change takes effect means you accept the revised terms.
